There is a proposal for four acres at the NE corner of 3700 North and University Avenue that would rezone the property into three segments as follows:
- SSC (Specialty Support Commercial) on the corner
- For a Jiffy Lube
- Professional Office just north of the Jiffy Lube
- For professional offices
- Low Density Residential (LDR) on the east and north sides of the parcel
- For 24 high end townhomes
The developer is offering to design the Jiffy Lube so that its “look and feel” are compatible with the townhomes nearby. So it will not look the same as existing Jiffy Lubes in Provo and Orem.
A Jiffy Lube generates much less traffic than a traditional retail use though somewhat higher than typical professional office uses. The 24 townhomes are expected to generate about the same amount of traffic, or slightly less, than if that part of the property were to be developed as a 25,000 to 28,000 square foot professional office complex. The proposed townhomes, however, provide a nicer transition from the commercial uses on the corner to the single family homes farther east.
